i support the fortes and the smarts. the writer is obviously an individual with an agenda.


everyone graduated from somewhere, you shouldn't hold forte responsible for having attended ku.
 
I bet they are paying a whole lot more than the Smarts. Again, it's not about helping a guy out, but I'd say you are being naive to think it has nothing to do with Marcus' ability.

How do you think they met? I mean, it's not like Flower Mound is an easy drive for what the retort above describes as a family in dire straits. I'm gonna go out on a limb and say they met thru hoops.

If I had any reason at all to suspect Forte was doing something he shouldn't be, I'd be calling him out on it. I just don't think it's there.

And Tim Floyd, Ryan Boatright (OU recruited before his UCONN commit) was offered by Floyd in 7th or 8th grade.

I'm just saying it's obvious they didn't meet by chance. I realize that doesn't mean they only have the relationship because Smart is a great player, but I bet the Forte's aren't tight with little Jimmy Suxalot from inner Dallas from that same 10 yr old team. I also bet the Smarts are the only family they are giving housing at a discounted rate.

and give me a break on this "discounted rent" crap. houses aren't identical, nor are rents. a $300 difference in rents between houses of roughly similar size and location would be perfectly normal in any town.

not to mention the value to a rental property owner in finding a tenant that they trust not to trash the place, and to pay on time.

Forte paid $143000 for the house; @7%, that's about $1000 a month. If "comps" were done in that area, they are pretty accurate.

Look, I'm glad there are people out there helping other people, but this one kind of stinks when you look at the timing of Forte buying the house and the date of the lease. You, my friend, are either very naive or just being indifferent...

i rounded down. $384. unfortunately, i'm not young, and i've moved around a lot; i've never lived anywhere where there wasn't a large spread between the lowest and highest rents available on similar sized properties. keep in mind that the estimates this reporter offers are based on nothing more than size and location. nothing about the condition of the property.

A comparative market analysis established that similarly sized properties in the area were rented for an average of 77 cents per square foot, which would put the house Forte owns at $1,184 per month.

Comparative market analysis is a real estate term. I'd assume the reporter got the "comps" from a realtor. Not sure where you have lived but most all appraisals include comps from the area and are how values are determined. Actually, condition of property usually doesn't mean much in the grand scheme of things unless the thing is just completely run down.

Again, I didn't make up what Forte paid for the property, so he AT THE VERY least is giving it to him for about $200 a month less than he paid for the property.

Like I said, I'm all for helping a family out, I'm just not sure I'm buying this story. It just doesn't sound right...
 
You just made up what his monthly payments were.

Are you stupid? What does his payment have to do with what he paid for the house? You OBVIOUSLY are having trouble with general math. WHO CARES what his "payment" is? You must be a car-salesman's dream...

Where did you pull this from? What if he got 5%? And how much did he put down on it? These all factor into what your monthly payments are
