New ARENA as part of entertainment District

The city despises the University of Oklahoma and growth in general. If it had gone to vote, it would have failed. I get that ideally everyone thinks that's the way it should go. If the people don't want it, then it shouldn't happen. But as a business, they had another option that served their interest and they took it. It was a calculated move. I have always liked Norman, but hate it at the same time. It despises growth. It has no idea what it wants to do. Its the third largest city in the state, but thinks it can stay a sleepy do nothing college town.This idea that it should ALL be private is also a joke. Seeing other cities pass us by makes me irate. If it goes to vote and the people vote agaisnt it, I might finally move.
Dumb liberal/communist council ought to love the dumb liberal/communist academia.. they're on the same team

I heard Denny say the arena would be starting the build in 2 years and players would be playing in it in 4 years, but I have a feeling that nothing is certain yet and that's why they have not broken ground. If this does not come to fruition and falls through I think the program will suffer for it. We need upgraded amenities for these kids in order to be competitive with every other program that's building new arenas across the country, or have better arenas than we do. Don't know what the solution is besides this entertainment district 🤔

On the bright side, we're already missing the tourney essentially every single year anyway as-is. Can't real get worse unless Denny gives porter 20% moser another Joe castiglione extension..

a lot of well meaning non haters have opposed the tif plan. Many would vote for a tax increase city wide if the matter was taken to a vote of the people. They oppose what they believe to be an unconstitutional process to raise taxes. Has absolutely nothing to do with hating ou

The very foundation of this country has to do with our being taxed without being given a vote/voice in the tax increase

Ou and certain city officials thought a city wide vote might or would fail so they took the approach we have watched and followed.

To each his own, but for me, I desperately want a new stadium but not if it can only be obtained through shady or illegal means

This does NOT tax the citizens or any property owner in Norman, outside those that build in the TiF district or those who VOLUNTARILY go there.

And just to clarify, the foundation of this country was founded on taxation with representation.

Norman citizens had their representation pass the TIF proposal through their elected City Council.

Just like our forefathers intended.

Correct. The counter is that business's were going to build there eventually on their own, and the city will lose out on taxes on business that developed without the TIF. My feeling is that it will help accelarate growth in that corridor. But i guess the counter is "You dont know that". I take the guaranteed growth over the hope the area develops, which it has done very little of in the past 20 years.

Yeah, the inside scoop I am hearing from people involved is the sweetheart deal for the development group. I am not opposed to a new arena btw.
 
I mean, I get it. something like this should have gone to the people from the start. It would have avoided all of this mess. OU should have been working with OVG to fund the arena, like in Austin. Maybe not that extravagantly, but still. They likely would have contributed more than the current private contribution for this project.

In the end, I think we will not be getting this arena. The new council members were all elected after the TIF mess, so will likely be all for repealing this.
It’s gone to ok Supreme Court twice already and they ruled or declined to hear it in favor of building the arena. Not sure what other arguments they have at this point. Maybe it should have gone to the people, but that’s not how city was set up. The people of norman voted against funding homeless shelter at current location, but they worked around it and did it anyway.

Depends how you look at it. It pulls money that city( sales tax) or property( county and school) has available to cover there debt and bond issues. For property tax, if something happened, housing bust or legal settlement, causes school to not be able to cover the debt, then mileage rates will increase causing property taxes to rise. The property tax for an area like in Norman is a fairly significant amount. For property all taxes on improvements on the land within a tif would go to developer for continued area development, such as buildings.

I am not against it, but see effects of TIF districts across state because of my job. They can do alot of good, but not full proof. I live in Norman and utilize the property several times a week.

The tif district is all that corridor including target, crest, hotels, the main event, doctors offices…. This is not creating a new district just for the stadium project. Technically there was already a plan for that section with condos and more shopping areas, they just updated it to include the stadium.
