I know ALL of the values, are you old enough to even drive lol? Jeffrey, I've bought 5 houses in Tulsa in 25 years and uh Yes I know the entire market as well as anyone. You must be about 18 and think you know all ( like my kids used to). Well, you don't, lol. Find you a realtor this week and just ask them and you will confirm that sure enough you ARE the Moron.
And studies are fine but if you don't understand, which you don't or don't want to, how they are put together and the varying parameters, then stats mean NOTHING!!! Go back and Slowly re-read my post that actually explains how this "study" is Big Time flawed. If you can't understand it then i give up on trying to educate you. Maybe you will learn and understand when you get another 20 to 30 years on you, lol.

WT is right there with him and you might be right behind - you three seem like the type that think they are still in high school and can bully folks - just like the few that still thought there was a "popular" group at my 10 20 and 30 year high school reunions. I hardly think or hear about Tulsa, nor do any of the people i come in contact. Seems like a nice city, and the campus of Oral Roberts has awesome buildings. why would anyone be bitter either way?

I don't get the bitterness either. Most of it is so trivial. I have lived in OKC all my life and never heard of this rivalry till I went to college and met people from the Tulsa area. And I always just kept quite about their remarks about OKC for the most part or I would talk about how far it has come in a few years. Never would say a bad word about Tulsa because Tulsa seems like a nice city too. I've basically not stayed there more than a day or two really but there's nothing really bad about it. I don't agree with all of other pro OKC guys have said here either completely other than the growth has been amazing in OKC.

But this thread needs to be stopped and we need to go back to something we can have more productive discussion on. Like OU basketball.
